YOUR DELIVERY OPTIONS
As the owner, you have a number of options to choose from to determine the structure of your project team. EWJ’s experience since 1936 and commitment to quality will work for your advantage no matter which delivery method you choose.

DESIGN-BID-BUILD
You, the owner, select the ARCHITECT and ENGINEERS to make-up your design team. The design team prepares the construction documents to be bid by the GENERAL CONTRACTORS. The list of bidders can be open publicly to interested parties or can be restricted to approved bidders. Public projects can generally not restrict their list to approved bidders.
This method is best to get the most economical project when time is not the driving issue.

CONSTRUCTION MANAGER AT-RISK
You, the owner, select the ARCHITECT and ENGINEERS to make-up your design team. The CONSTRUCTION MANAGER is hired before the documents are complete to give expertise on costs and constructability issues. The CONSTRUCTION MANAGER gives a maximum (not to exceed) price and assumes the financial “risk” of the project. The project is broken down into “packages” and bid to outside contractors. The CONSTRUCTION MANAGER may bid on the packages. This satisfies the open bidding requirements for public projects.
This method is best to give the owner the ability to determine the members of the construction team and to establish an early cost commitment. There may also be some timesavings with this method.

CONSTRUCTION MANAGER OWNER’S AGENT
The design team and general contractor typically maintain their traditional roles. The CONTSTRUCTION MANGER acts as an advisor to you, the owner. The CONSTRUCTION MANAGER is added early in the project to provide input on design, cost, and constructability issues.
This method is best for owners that have complex projects and little time or ability to communicate with the design team and general contractor.

DESIGN-BUILD
You, the owner, have a single contract with the DESIGN-BUILDER. The DESIGN-BUILDER is responsible to provide the design and construction services for the project. One advantage of this method is a single contract for the owner.
This method is best when time is the driving issue and allows the owner to rely on the experience of the DESIGN-BUILDER to select the design team and construction team.
